How is a second home different from an investment property?

Occupancy is a real category

Lenders classify every loan as primary, second home, or investment. Second home terms sit between the other two, with a smaller down payment than an investment purchase and pricing closer to a primary.

To qualify as a second home, the property is expected to be available for your personal use and not subject to a rental arrangement that controls occupancy.

Do not mislabel it

Occupancy misrepresentation is mortgage fraud, and the note usually includes an occupancy covenant. If the plan is to rent it, finance it as a rental and price the deal accordingly.

Occasional rental of a true second home is often permissible. The distinction is intent and control, so describe your plan plainly and let the structure follow.
