What does down payment assistance actually do?

It supplies part of your down payment or closing costs alongside a first mortgage, as a grant, a forgivable loan, or a repayable second lien.

It is a category, not a program

Assistance comes from state agencies, counties, municipalities, non profits, and lenders. Each has its own income limits, eligible areas, and repayment terms.

In every case it rides alongside a first mortgage rather than replacing it. You still qualify for a conventional, FHA, VA, or USDA loan in the ordinary way.

The three shapes

Understanding which shape you are being offered matters more than the headline amount.

  • Grants, which are not repaid.
  • Forgivable loans, which are released after you occupy the home for a set number of years.
  • Repayable second liens, which are paid monthly or at sale or refinance.

Always compare against the plain loan

Assistance programs sometimes carry a higher first mortgage rate or additional fees. A conventional loan with a low down payment occasionally costs less over the years you will own the home.

Ask for both scenarios in writing. The right answer depends on your timeline, and it is not always the program.
