Why do build timelines slip, and how do I plan for it?

The short answer

Permits, weather, inspections, and selections are the usual causes. Plan your housing and your rate lock with a buffer of sixty to ninety days.

The four common causes

Delays are rarely dramatic. They are small waits that stack.

  • Permitting and township approvals, which vary widely across Pennsylvania municipalities.
  • Weather, especially for excavation, foundation, and roofing stages.
  • Inspection scheduling between trades.
  • Late selections, where a finish decision holds up the next crew.

How to protect yourself

Make your selections early and completely. A single undecided tile can idle a job for a week.

On the financing side, choose a lock period longer than the builder's promised date, and confirm the extension cost in writing before you need it. On the living side, negotiate a lease that ends after your buffer, or one with a month to month tail.
