Final-phase communities can be the best time to buy — inventory is limited but incentives are common.

Chapter 03

Construction financing, without the second mortgage.

Most buyers don't know that a construction loan and a permanent mortgage can be the same loan — one closing, one set of costs, one rate locked before ground breaks. That's what makes the difference between a smooth build and a stressful one.

Option 01

One-Time Close (OTC) Construction

A single loan and a single closing that covers both the construction phase and the permanent mortgage. Your rate is locked up front — protecting you from rate movement during the build — and there's no requalifying at completion.

Option 02

Construction-to-Permanent (C-to-P)

A construction loan that converts into a long-term mortgage at completion. Similar structure to OTC, with more flexibility on draw schedules and builder arrangements — often the right fit for true custom builds and land + build scenarios.

Why it matters

You're not paying two mortgages.

With OTC or C-to-P structured correctly, you keep living in your current home during the build. No double payments, no cash out of pocket for interim financing, no scramble to sell before the new home is ready. That's the piece most buyers underestimate — and the reason 565+ construction buyers have trusted this process here.

Chapter 04

Builder incentives, when they're worth it.

Some builders offer meaningful closing cost credits, rate buydowns, or design center allowances — especially on final-phase or spec homes. Others attach strings that quietly cost more than they save. I'll walk through the math with you honestly before you sign.

Rate buydowns

Temporary vs permanent

A 2-1 buydown lowers your payment for the first two years. A permanent buydown lowers your rate for the life of the loan. Which one wins depends on how long you'll stay.

Closing cost credits

Real dollars, real trade-offs

Often tied to using the builder's preferred lender. That's fine — as long as the loan terms are actually competitive. Always run a side-by-side comparison.

Design center credits

The easy one to overspend

A $15K design credit is generous until you're $40K over. Set your finishes budget before you walk into the design center — not after.
