Medical training doesn't wait for a perfect balance sheet. Between residency, fellowship, and the first years of practice, most physicians are building a career faster than they're able to build a traditional mortgage file. Student loans are large. Savings are modest. The signed contract may be the biggest asset on the page.
Physician loan programs were built for exactly that reality.
Who Physician Loans Are For
Most programs are available to MDs, DOs, dentists (DDS/DMD), veterinarians (DVM), and in many cases advanced-degree professionals such as podiatrists (DPM), optometrists (OD), pharmacists (PharmD), and CRNAs. Eligibility depends on the specific investor.
How They're Different
- Little or no down payment. Many programs allow up to 100% financing depending on the loan amount.
- No private mortgage insurance. A meaningful monthly savings compared with most low-down-payment loans.
- Student loans handled differently. IBR, PAYE, and PSLF payments are often used at the actual monthly amount — and in some cases deferred loans can be excluded from the debt-to-income calculation.
- Close before you start. Many programs allow closing up to 60–90 days before your employment start date using a signed contract.
- Jumbo-size loan amounts. Higher loan limits than conventional financing in most markets.
One of the Biggest Myths
"I can't buy until my student loans are paid off." Not true. Physician loan programs were designed specifically to work around student debt, not ignore it. The right structure can make homeownership possible years earlier than most physicians expect.
