How do I choose which town to move to?

The short answer

Test the daily details, commute, school district, walkability, and taxes, before you fall in love with a house.

Live the week, not the tour

Visit on a Tuesday evening and again on a Saturday morning. Drive the commute at the hour you would actually drive it. Buy coffee, walk to a park, notice whether the street feels like yours.

Housing stock varies sharply across Pennsylvania. A borough with brick rowhomes, a village of stone farmhouses, and a newer development can sit within ten minutes of one another and offer entirely different daily lives.

What changes the payment

Property tax millage varies by municipality and school district, so two similar homes at the same price can carry noticeably different monthly payments.

Check the taxes before you set your price ceiling, not after. It is one of the most common surprises in a cross county move.
